Site Selection, Zoning, Programmatic Studies & Master Planning
Our professional teams assist clients in the entire project life cycle to include decisions related to land banking, land packaging, land development, vertical development, value add reposition and redevelopment. In the early stages of land packaging our teams help clients understand the best use of their property through due diligence reviews which culminate in master planning and programmatic studies. Strategic Projects is a zoning expert and advocate for its clients. With a background in understanding development goals, our teams help developers understand how land use ordinances apply to their desired projects. Strategic projects has successfully helped clients realize their goals in multiple jurisdictions with both basic zoning and complex overlay requirements including those in historic districts. We ask the right questions and work with building officials to ensure the success of our clients' projects.
Industrial & Civil Works
Industrial process projects are some of the most complex projects we have done. These projects are typically an interphase of a building structure with process technology which often includes oversized equipment. These projects are often led by specialized process engineers with help from architecture and building engineering professional teams. Strategic Projects has completed projects for Strategic Materials (glass recycling plant in partnership with Industrial Transfer Storage) Maintenance and dispatch facilities for Thomas Concrete, Newell (metal) Recycling plants and contracts for certain civil works.
Multi-Family
When we begin planning for any multi-family project, we think primarily of three things: Context, end-users experience and Investor value creation. With the context we want to ensure the built form will relate to the surrounding and be a revitalizing catalyst for community development and welfare. We also believe end-users should have a great quality of life and experience while occupying a residence. Apartment residents are likely to renew their leases when they enjoy their space and community amenities. The resulting occupancy retention rate means more value is created and retained for the investor.
Townhomes
We believe in constantly rethinking spaces and experiences. Our approach to planning and designing townhome is to continuously improve on the concept so we can bring pride to home ownership. Regardless of whether our work is in producing affordable units, regular units or luxury units, our singular goal is to create the best experience for the resident. The project featured above is a proposed luxury townhome community on the Atlanta Beltline in Reynoldstown. The project features fully sprinkled 4-story units with open roof terraces to provide much needed open space to improved the life quality of residents while achieving desired density.
Detached Single Family
A residence is a retreat from the outside world, but It is also a place to build lasting family memories with loved ones. We design and build custom homes that are reflective of our client's values. As an example, in order to design the residence shown above at Elm Street in Snellville GA, our team, with our client's permission, had to interview every family member to better understand what being home and in their spaces should feel like before we started planning and design activities. The result is exactly what every family member had hope for.
Assembly
Assembly projects are about capacity, clear circulation, accessibility, and safety while accommodating the primary function. We are experts at this building type and over the years our work in this area has included multi-purpose halls, worship centers, recreation spaces and event places. The project above is a completed 1000 seats ground-up worship center addition in Norcross GA. Strategic Projects was the architect and Construction Manager.
Mixed-use
Mixed used projects are very exciting projects with complex program requirements that must be paid attention to. The images above represent a $84 million mixed-used facility proposed for a client in New York City. It features a sanctuary for 1500 seats that include balcony seating, video recording and production facilities, classroom and conference workshop center, apartments, fitness and 3 levels of underground parking.
